Off-Market and Under Market Value!

We recently purchased a dream family home for a client (David and Miranda) who were seeking a comfortable family home on the North Shore within a specific school catchment zone for their son.

This particular area is very competitive as it is quite desirable for families, this is due to the excellent schools, proximity to local parks, café’s, beaches, access to amenities, and the community atmosphere within the area.

David and Miranda were seeking a 4 Bedroom house, and Lloyd’s comparative analysis showed that properties on Sydney’s North Shore that fulfil the requirements were selling around $2.8million to $3.1million.

The Result

David and Miranda sought our help after they were unable to find what they wanted after attending open home inspections.

This property was not offered on the market, and Lloyd was given exclusive first access to negotiate a price on this price. There was an added bonus too- the house was located within their preferred school catchment zone.

Lloyd successfully negotiated on this off-market property for a solid purchase price of $2,640,000 which is below the market comparatives. This excellent price means the client also has equity created upon purchase of the property which could assist with mitigating the risk of future interest rate rises, as well as a potential nest egg to access for future home improvements or renovations.
