Sydney’s low vacancy rate of 1.5% (SQM Research) and the median weekly rent of $770 ($220 more than Melbourne’s median rate, might we add) are proof that the rental market is not slowing down anytime soon. For investors crunching numbers, that’s an average rental yield of 3.1% – there has been a 9% in weekly rent over 2024. We’ve detailed which suburbs have contributed the most below.
1. Auburn
With the highest rental yield on this list at 6.3%, Auburn offers comparative affordability with the rest of metropolitan Sydney and easy access to local schools and cultural centres. It is just 19km west of the city’s CBD and is forecasted to grow from 11,546 (2024) to 17,419 by 2046.

2. Mays Hill
Another Western Sydney suburb, Mays Hill is 24 km from the Sydney CBD. Close proximity to Parramatta offers residents access to a wealth of schools, shopping centres, and recreational spots like Parramatta Park. With a rental yield of 5.9%, investors can look forward to steady returns, especially with the upcoming launch of the Parramatta light rail (late 2024, early 2025).

3. Warwick Farm

More than half of the population in Warwick Farm are renting.

4. Mascot
Mascot is home to the Sydney Kingsford Smith Airport and is part of the Bayside Council. Over the last 10 years, the population has more than doubled (ERP reports from ABS). Unit prices have increased to $850,000 and average rental yield is 5.8% (as of late 2024).

6. Bankstown
Bankstown was identified as a growth precinct under the Transport Oriented Development (TPO) program. Part of the Canterbury-Bankstown LGA, Bankstown is one of Sydney’s most diverse and cultural areas – more than 40% of its residents are renting.
